How To Sell a House Fast – 3 P’s That Will Sell Any House FAST

Hi everyone. This is your Tampa Bay realtor Lance Mohr. In this video, I’m going to go over how to
sell a house fast with a Realtor. I have what I call the 3 P’s that will sell
any home anywhere fast. I look at these three Ps much like a three
legged bar stool. If you have a three legged bar stool and you
kick one of the legs out, what’s going to happen? You’re going to fall. That’s exactly how it is with the three P’s. If you’re missing one of these Ps, well, guess
what? You’re not going to be able to sell your home
fast. You’re not going to be able to sell your home
for top dollar. Let’s start off with P number one, and that’s
presentation. When I say presentation, I mean the home has
to be great looking. It has to look great outside, great inside,
great in the backyard. Overall, it needs to look as much like a model
home as it can. Look at model homes. When you go in, the outside is all manicured. The inside is all clean. It’s sparse. It looks good. It sounds good. It smells good. Everything looks good. I understand a lot of people don’t have money,
and they can’t be putting the money into the home, but if you can’t put money into the
home, put some work into the home. Make sure everything outside looks really
nice, because if a buyer doesn’t like what they see outside your home, they’re really
not going to want to come inside the home. The outside of the home sets the whole tone
when they do go inside the home. Make sure it looks good. Make sure you have the music on. It sounds good. If you need to clean all the windows, vacuum
or get the carpets clean. Put stuff either in a storage area, or put
it in boxes in the garage. But presentation is so overlooked by so many
people, and that’s definitely, definitely something you want to do. The second P is promotion. When I say promotion, I mean marketing. This is one of the two things you hire a real
estate agent for. If you’re looking at hiring a real estate
agent and interviewing, I’ll put a video link up above here, but presentation and promotion
are key. You have to have the property promoted. If you get a real estate agent that’s just
going to come out there, and they’re going to talk, and give you a bunch of lip service
on what they’re going to do, your home is not going to sell. They need to properly promote it, but not
just promote it. They need to understand how to promote it. There’s a lot of different ways to promote
it. There’s websites, there’s multimedia marketing,
there’s social marketing. They need to know what’s going on. A lot of times, I’ll go out to a seller, and
I’ll take a look at their home that’s been on the market sometimes months, sometimes
even over a year. I’ll look at how the agent’s promoting it,
and it’s just amazing. I see these horrible pictures. I look it up on … I try to find it on Google. I pretty much can’t find it anywhere. Maybe it pops up on Zillow, but big deal. It needs to be properly promoted. Make sure you hire a real estate agent that
knows what they’re doing when it comes to marketing. I’ll say there’s different types of marketing. A lot of real estate agents out there are
great at what I call self promotion. Their marketing all revolves around how great
they are, but what you want to pay attention to is how good are they actually at marketing
homes, not just themselves, but how good are they at marketing homes. The last P is the obvious one, it’s price. It’s sort of like the elephant in the room. No one wants to talk about price. A lot of times sellers will go out and hire
realtors based off of the price that they tell them, but you really have to price your
home correctly, because at the end of the day, price is always the common denominator. I’ll go out and I’ll talk to sellers that’ll
say, “My last realtor didn’t do anything.” I’ll say, “Well, if they didn’t do anything,
you’re going to have to lower the price, because if it’s not in good condition, if the presentation
isn’t there, if the promotion isn’t there, you’re not going to sell it fast unless you
just dramatically drop the price.” What I’m talking here in this video is not
only how to sell a home fast, but how to get top dollar. Pricing is very, very important. Let me give you a little example of what I’m
talking about. How often have you ever seen a home priced
at, say, $155K or $205K or $307K? These are horrible prices. The reason is because buyers shop in increments. Buyers look in increments. If you have a home that’s, say, $300,000,
and you price it at 305, you’re literally going to lose 50% of all the buyers in the
market, because so many buyers are looking just up to $300K. Now you’re going to have people looking up
to 325. You’re going to have people looking up to
$350K, but at the end of the day, they’re probably not going to buy your home, because
it’s only worth $305K or $300K. It’s not just about pricing your home, it’s
about strategically pricing your home. If you’re in the Tampa Bay area, if you’re
